Schedule of Condition

A Schedule of Condition is normally implemented when tenants are required to record the condition of a property prior to taking up a lease.

A Dilapidations Report notes the present condition of the leased premises along with what work is required to return the premises to its previous condition.

Harrison & Johnson have specialised for many years in dilapidation claims for Landlords and Tenants throughout the region.

Our aim is to substantiate claims for Landlords and minimizing payments or the cost of works for Tenants.

We can supervise works where Tenants want to outsource the project management of the agreed works.

Our expertise in this field usually allows us to achieve negotiated settlements to mutual satisfaction of both parties in most cases, without the need for costly litigation.

So, in short,

Whichever side we are acting for, we can virtually guarantee getting a “best result” out of any dilapidations negotiations.

“A primary reason for choosing Harrison & Johnson to deal with dilapidation claims on our behalf is that I can always be confident that the instruction will be dealt with by an experienced qualified Chartered Building Surveyor which can not always be guaranteed with some larger practices.

Your desire to achieve the best result for your client is always apparent.

I look forward to a continued excellent working relationship”.
